Forward Currency Contracts Explained
Buying a condo that completes in six months? Paying school fees next term? A forward contract fixes today's exchange rate for a payment in the future — so a fall in the pound can't add thousands to the bill.

Our top picks
Our recommended ways to fix or manage your rate.
Most people buying in Thailand agree a price in baht and pay it weeks or months later. A condo completes in six months; an off-plan development takes instalments over two years; school fees fall due each term. Your money, meanwhile, is in pounds. Between agreeing the price and paying it, the exchange rate will move — and you carry all of that risk.
If the pound falls 5% before completion on a ฿6,000,000 condo, you'll need about £7,100 more. If it falls 10%, closer to £15,000. Nobody can tell you which way it'll go. What you can do is take the risk off the table.
A forward contract does exactly that: it fixes today's exchange rate for a payment on a future date. This guide explains how forwards work, how the rate is set, what deposit you'll need, when they make sense and when they don't, with a full condo example. For converting straight away, see spot foreign exchange transactions explained.
The short answer
A forward contract is an agreement to exchange a set amount of currency at a fixed rate on a future date. You pay a deposit now and the balance when the payment is due. Whatever happens to the pound in between, your cost in pounds is known. It's the right tool for a known future payment in baht — a condo completion, off-plan instalments, school fees or a visa deposit. Vita Capital, our FX partner, offers forward contracts to private clients so you can "lock in today's exchange rate for future payments", with a specialist to set it up with you.
What a forward contract is
A forward contract has four parts: the currencies (pounds into baht), the amount, the rate (fixed today), and the settlement date (when you'll pay the balance and receive the baht). The rate is agreed now; the money moves later.
Think of it as booking your exchange rate in advance, the way you'd book a flight. If prices go up before you travel, you're protected. If they go down, you've still paid the booked price. The point isn't to beat the market — it's to know your number.
- It's binding. You must buy the agreed amount on or before the date.
- It removes uncertainty both ways. You're protected from a fall in the pound but won't benefit from a rise.
- It needs a deposit, held as security until the contract settles.
- It's not a bet. The forward rate isn't a forecast — it's today's rate adjusted for interest rates.
How a forward contract works, step by step
- Know your payment — the baht amount and the date it's due, from your sale contract or invoice.
- Ask for a forward quote through our team. Vita Capital's specialist confirms the rate and terms.
- Book the contract. The rate, amount and date are fixed.
- Pay the deposit — usually within one business day of booking.
- Pay the balance in pounds before the settlement date. Some contracts let you draw down early.
- The baht are paid to the seller, developer, lawyer or your own Thai account, at your fixed rate.
How the forward rate is set
A forward rate is today's spot rate adjusted for the difference in interest rates between the two currencies. UK rates (Bank Rate 3.75%, September 2026) are higher than Thailand's (1.00%, August 2026), so a forward for selling pounds is usually a little below spot — the cost of certainty.
| Settlement in | Rough adjustment | Illustrative rate | Baht for £100,000 |
|---|---|---|---|
| Today (spot) | — | ฿44.38 | ฿4,438,000 |
| 3 months | About 0.7% below spot | ฿44.08 | ฿4,408,000 |
| 6 months | About 1.4% below spot | ฿43.78 | ฿4,378,000 |
| 12 months | About 2.7% below spot | ฿43.20 | ฿4,320,000 |
Illustration only, from central bank policy rates at spot ฿44.38 = £1 (12 October 2026). Real forward rates use market interest rates and include the provider's margin; your specialist quotes the actual rate.

A condo example: three outcomes
A ฿6,000,000 condo, completing in six months. You fix a forward at an illustrative ฿43.78. Here's what you pay in pounds compared with converting at spot on completion day.
| Outcome in six months | Spot rate then | Pounds at spot | Pounds with your forward | Difference |
|---|---|---|---|---|
| The pound falls 5% | ฿42.16 | £142,315 | £137,049 | Forward saves £5,266 |
| The pound is flat | ฿44.38 | £135,196 | £137,049 | Forward costs £1,853 |
| The pound rises 5% | ฿46.60 | £128,755 | £137,049 | Forward costs £8,294 |
Illustration only, before any margin or fees. Forward rate from the interest-rate illustration above. A forward gives certainty, not a guaranteed saving — you give up gains to remove losses.
What the example tells you
A forward contract isn't about winning. In two of the three outcomes above, converting at spot on the day would have cost less. But you couldn't have known that in advance — and the one outcome where it helps is the one that can wreck a purchase.
For most buyers, the question is simple: could I afford it if the pound fell 5% or 10% before completion? If the answer is "not comfortably", a forward is doing its job. If you have plenty of headroom and don't mind the swing, converting at spot — or using a limit order to target a better rate — may suit you better.
Deposits and margin calls
Because you're not paying the full amount until later, the provider asks for a deposit when you book. It's held as security and counts towards the final payment. Around 10% is common for personal accounts, but it can be more or less depending on the length of the contract and the provider's assessment.
If the market moves a long way against your contract, the provider may ask for a top-up — sometimes called variation margin or a margin call. For example, under terms with a 3% trigger, a 3% move against you prompts a request to restore the deposit, usually within one business day. If it isn't paid, the contract can be closed and any loss passed on to you.
- Keep spare funds available while a forward is open, in case of a top-up.
- Ask what the trigger is before you book — 3%, 5% or something else.
- Ask how quickly a top-up must be paid, and how they'll contact you in Thailand.
- Remember the deposit isn't a fee — it's part of what you'll pay anyway.
Who uses forward contracts
The condo buyer
A baht price agreed now and completion months away. A forward fixes the cost so the purchase still works if the pound falls.
Forward to completionThe off-plan buyer
Instalments over a build period. A series of forwards — one per instalment date — fixes each payment.
A forward per instalmentThe school-fees parent
Fees due each term. Fixing next term's fees removes one of the biggest swings in the family budget.
Forward per termThe retiree
Moving to Thailand with a visa deposit to make and a home to furnish, on a fixed budget in pounds.
Forward for the big sumsOff-plan instalments: a forward for each payment
Off-plan developments are usually paid in stages over the build. Each instalment can have its own forward, so every payment is fixed in pounds. An illustrative ฿4,000,000 unit:
| Stage | Due | Baht | Illustrative forward rate | Pounds fixed |
|---|---|---|---|---|
| Reservation and contract | Now | ฿400,000 | ฿44.38 (spot) | £9,013 |
| Construction instalment | 3 months | ฿800,000 | ฿44.08 | £18,149 |
| Construction instalment | 6 months | ฿800,000 | ฿43.78 | £18,273 |
| Balance on completion | 12 months | ฿2,000,000 | ฿43.20 | £46,296 |

Pros and cons
Why people use them
- You know exactly what you'll pay in pounds
- A fall in the pound can't derail a purchase
- You can plan and budget with confidence
- No need to watch the market from Thailand
What to weigh up
- You won't benefit if the pound rises
- A deposit is tied up until settlement
- Top-ups may be needed if the rate moves a lot
- The contract is binding even if plans change
When a forward isn't the right tool
The payment is due now
Use a spot trade — there's nothing to protect.
Spot tradeThe date or amount is uncertain
A purchase that might not go ahead. A binding forward could leave you with currency you don't need.
Wait, or ask about flexible termsYou can wait for a better rate
No deadline and a target in mind. A limit order converts only if the market gets there.
Limit orderPayment depends on conditions
Money should only reach the seller when terms are met.
Escrow, alongside a forwardEarly drawdown and flexible forwards
Dates slip — a completion is brought forward, or a developer calls an instalment early. Many providers let you draw down early: take some or all of the currency before the settlement date. The rate may be adjusted slightly to reflect the shorter period.
Some providers also offer forwards with a window rather than a single date, so you can draw down any time between two dates, in one go or in parts. That suits off-plan instalments and purchases where the exact completion day isn't yet known.
Ask Vita Capital's specialist which structure fits your payment schedule. If your dates are uncertain, say so at the start — it's far easier to build flexibility in than to change a contract later.
What happens on settlement day
A few days before the settlement date, your specialist will remind you that the balance is due. You send the remaining pounds — the full amount at your fixed rate, minus the deposit you've already paid — to the provider's client account. Once it arrives, the provider pays the baht or foreign currency to the account you've named, and sends you a confirmation.
For a condo, that's usually the seller's account or your own Thai account, ready for the Land Office transfer. Keep the confirmation, the forward contract and your Thai bank's credit advice or FET form together with your purchase papers. You'll need them when you register the unit, and again if you ever sell and send the proceeds back out of Thailand.
Questions to ask before you book
- What's the forward rate, and how does it compare with spot today?
- How much is the deposit, and when is it due?
- What triggers a top-up, and how fast must I pay it?
- Can I draw down early, or in parts?
- What happens if my purchase is delayed beyond the settlement date?
- Can you pay the seller, developer or lawyer directly in Thailand?
- Will the money arrive in foreign currency so my Thai bank can issue the FET form?
- How is my deposit held while the contract is open?
When you ask through our team, Vita Capital's specialists answer all of these before anything is booked.
Mistakes to avoid
- Fixing a forward before the purchase is certain. Wait until the reservation and contract are signed.
- Fixing the wrong amount. Include the transfer fee, the Land Office costs you'll pay and a small buffer.
- Choosing a date too tight for completion, with no room for delay.
- Not keeping funds aside for a possible top-up.
- Treating a forward as a bet and regretting it if the pound rises.
- Forgetting the foreign-currency rule for condos — the money must arrive as foreign currency with the right paperwork.
Keeping a large payment safe
Property payments are a target for fraud, especially emails that "update" a seller's or developer's bank details just before completion.
- Confirm the recipient's details by phone on a number from your contract, not an email.
- Pay only into the account in your provider's confirmation.
- Use a private, protected connection for banking from cafés, hotels and condos in Thailand.
- Consider escrow for off-plan or conditional payments.
How we researched this guide
We used Vita Capital's own published information on forward contracts for private clients (October 2026); Equals Money's published explanation of forward deposits and additional deposits (Equals is one of Vita Capital's payment partners); OFX's published forward-contract terms as an industry example; the Bank of England's September 2026 and the Bank of Thailand's August 2026 rate decisions; and the mid-market rate of ฿44.38 = £1 (Wise, 12 October 2026). Forward rates in the examples are illustrations, not quotes. Vita Capital is JLIT's FX and escrow partner; we arrange introductions and may receive a fee, which never changes the rate you're quoted. Checked 13 October 2026. This guide is general information, not financial advice.
Our verdict
If you've agreed a price in baht and will pay it in weeks or months, a forward contract turns an unknown cost in pounds into a known one. You give up any gain if the pound rises, in return for protection if it falls.
Fix only what's certain, keep funds aside for a possible top-up, and build in flexibility if dates may move. For a forward on a condo, off-plan instalments or school fees, get a quote from Vita Capital, our FX partner.

Questions people ask
What is a forward currency contract?
An agreement to exchange a set amount of currency at a fixed rate on a future date. You pay a deposit now and the balance when the payment is due.
Why would I use a forward contract?
To fix your cost in pounds for a payment in baht that's due later — a condo completion, off-plan instalments, school fees or a visa deposit — so a fall in the pound can't raise it.
How far ahead can I fix a rate?
Up to 12 months is a common maximum for personal forward contracts. Ask your provider about longer terms for off-plan purchases.
How much deposit do I need?
Around 10% is common for personal accounts, but it varies with the contract length and the provider's assessment. It counts towards your final payment.
What is a margin call on a forward contract?
A request to top up your deposit if the rate moves a set amount against your contract. It usually has to be paid within one business day.
Is the forward rate a forecast?
No. It's today's spot rate adjusted for the difference in interest rates between the two currencies, plus the provider's margin.
Why is the forward rate lower than today's rate?
Because UK interest rates are higher than Thailand's, a forward for selling pounds is usually a little below spot. That's the cost of certainty.
What if the pound rises after I book?
You still pay your fixed rate, so you won't benefit. A forward removes uncertainty both ways.
Can I cancel a forward contract?
Usually not without cost. It's binding; closing it early means reversing it at the current rate, and you may have to cover any loss.
Can I take the money early?
Many providers allow early drawdown, in full or in parts, sometimes with a small rate adjustment. Some offer forwards with a window of dates.
Does Vita Capital offer forward contracts?
Yes. Vita Capital's private clients can lock in today's exchange rate for future payments. Ask through our team for a quote.
Can a forward pay my condo seller directly in foreign currency?
Ask your specialist. For a condo, the money usually needs to arrive in Thailand as foreign currency so your Thai bank can issue the FET form — confirm with your lawyer.
